A mi en el mercado residencial alemán me da bastante miedo invertir, incluso a través de REITs.

Es un mercado muy regulado (precios de alquiler regulados, condiciones de alquiler reguladas, etc) y en un país dónde hoy por hoy la subida del precio de la vivienda/alquiler está tan mal vista como en España que suba la gasolina.

Lo curioso de Alemania con respecto a los alquileres es que el precio regulado está muy por debajo de lo que estaría dispuesto a pagar el mercado y te encuentras con que un anuncio de una vivienda en ciudades con escasez de vivienda (Múnich, Hamburgo o Stuttgart) puede recibir en un par de días 100 solicitudes firmes de inquilinos para quedársela. En España esta situación se habría resuelto automáticamente porque un arrendatario que recibe 100 solicitudes se daría cuenta de que ha pedido muy poco por el alquiler de la vivienda y lo habría subido un 20% de forma que no más de 10 personas se lo querrían quedar, pero en Alemania el precio no puede ser mayor que el de la zona dónde se encuentren otros pisos comparables y esto provoca que si no tienes un trabajo muy estable los arrendatarios no se fíen de ti y prefieran darle el piso a cualquiera de los otros 99 potenciales inquilinos que compiten contigo.

La inversión en inmuebles en Alemania ha sido históricamente una inversión mediocre, en parte porque muchas de las ciudades llegaron a su pico poblacional en los ´60-´70 y no ha habido una fuerte demanda de pisos nuevos y en parte porque hasta 2006 los precios de los inmuebles acumulaban muchos años de crecimiento por debajo de la inflación.

Por otra parte, la legislación alemana para el alquiler exige mucho al arrendatario y esto ha hecho que muchos particulares prefieran invertir en otras cosas, aunque esto probablemente haya ayudado a los REITs, que cuentan con abogados, fontaneros, agentes inmobiliarios, etc.

El problema de la impopularidad de la subida de los precios de la vivienda es que la población está a favor de que sus representantes políticos tomen cualquier medida destinada a la subida de sus precios y a veces tengo la sensación de que el mercado puede evolucionar casi hacia situaciones aberrantes como las de los alquileres de rentas antiguas heredados de la España de Franco.

Al margen de esto, Alemania tiene un problema real de burbuja inmobiliaria en estos momentos porque muchos ahorradores que hace años no tocarían el mercado residencial ni con un palo ahora ven que los bancos les pagan el 0,10% por sus ahorros y que el precio de la vivienda despega a la vez que les puede ofrecer algún alquiler. No sé en qué va a acabar esto, pero a mi personalmente no me extrañaría que tomaran medidas aún más drásticas en cuanto a la regulación.
